KIMPTON Hotel in the FOUR.

In spring 2025, the Kimpton Hotel opened in the FOUR in Frankfurt, an exclusive 5‑star boutique lifestyle hotel with 155 rooms spread across approximately 9,500 m².

The hotel is part of one of Europe’s largest urban development projects and combines a historic 1950s foyer with a minimalist and modern interior structure, designed by the London studio Waldo Works. It is operated by Kimpton Hotels & Restaurants, a brand of IHG Hotels & Resorts.

L-ROC Room Automation

The Solution.

For the building automation of the Kimpton Hotel, LOYTEC Electronics implemented an end-to-end solution that ensures both comfort and energy efficiency. The core element of the room automation system is the LROC‑400, installed in each of the 155 rooms.

These controllers manage the regulation of the HVAC systems (fan coils), control the electric underfloor heating in the bathrooms, and operate the exhaust fans. In addition, the L‑ROC enables lighting control via switched power outlets. Thanks to the integrated KNX interface, operation is carried out using high‑quality room control units and switches from JUNG, which blend seamlessly into the hotel’s design concept.

Communication with the central Building Management System (BMS) takes place via BACnet, ensuring seamless integration of all building services. Fault messages are transmitted directly from the room to the BMS, enabling fast diagnostics and troubleshooting. A special feature is the integration of vibrating pillows for deaf guests in the event of a fire alarm, highlighting the hotel’s commitment to accessibility

Reliability and Flexibility

A key advantage of the LOYTEC solution is its distributed logic architecture: in the event of a malfunction, only a single room is affected, never an entire floor or the whole building. Furthermore, the L‑ROC system architecture offers flexibility for future modifications.

Because the controllers include an integrated DALI interface, the lighting system can easily be upgraded from conventional wiring to DALI during future renovations. In case of a device failure, the room controller can be

The entire FOUR Frankfurt district has been awarded DGNB Platinum certification by the German Sustainable Building Council (DGNB).

LOYTEC solutions play a significant role in achieving this distinction by enabling highly energy‑efficient regulation of room climate and centralized setpoint control for every guest room.

In addition, the hotel supports the IHG Green Engage digital environmental management system, which monitors and optimizes energy, water, and waste performance in real time.
