Designed by Kenzo Tange in the 1970s, the iconic Fiera District Towers were conceived as part of a visionary plan to modernize and expand Bologna. Inspired by the city’s medieval towers, the complex has become a landmark of contemporary architecture and a key business and exhibition hub for the Emilia-Romagna region in Italy.

As part of the retrofit project at the Emilia-Romagna Regional Headquarters, our Competence Partner, Casadei & Pellizzaro, delivered an advanced Building Management System (BMS) designed to enable intelligent control of the building’s entire lighting infrastructure. The existing system was based on the LonMark protocol and supported by a robust IP network. However, in light of the gradual decline in LonWorks technology adoption, a modernization was required.

The system was therefore upgraded to the BACnet protocol, now widely recognized as the industry standard for integrating BMS solutions over IP networks. The building extends across 11 floors and includes 2,500 lighting fixtures. The project introduced innovative automation strategies capable of dynamically adjusting lighting conditions based on space usage, occupant presence, and the availability of natural daylight.

The Solution.

LOYTEC delivered a comprehensive lighting control solution based on DALI-2 and BACnet/IP, ensuring long-term scalability, flexibility, and sustainability. Each floor of the building, with the exception of certain special floors such as the ground floor with the reception area, consists of 28 offices: 14 on the East wing and 14 on the West wing, in addition to the corridors and the areas adjacent to the elevators.

The customer requested the possibility of using a dedicated controller for the two wings, EAST and WEST, to provide greater flexibility during maintenance operations.

Lighting Controllers:

Two LDALI-ME202-U DALI controllers with integrated power supply were installed on each floor, one serving the east wing and one the west wing. In total, 22 DALI-2 controllers were deployed across the entire building, enabling independent management of the different zones.

Sensors and Local Control:

To support advanced automation strategies, 254 multisensors (LDALI-MS4-BT) were installed for occupancy detection and light level measurement, enabling constant light control.

Additionally, 254 push-button interfaces (LDALI-BM2) were integrated to allow users to locally control the lighting.

Centralized BMS Platform:

To provide a unified management interface and streamline operations, the LOYTEC LWEB-900 software platform was implemented.

This enables monitoring and control of all floors and their respective lighting areas.
