The new construction project "The Oval" was designed as a digital, sustainable and state-of-the-art office building. Equipped with LOYTEC's L-ROC room automation system, tenants can enjoy a flexible and energy-efficient office building that has already succeeded in winning awards.
The elegant curved window facades and landscaped courtyards chosen by the building's owner are a real eye-catcher, both inside and out. The implemented building automation solution - the innovative L-ROC room automation solution and the L-WEB building management system from LOYTEC - was also carefully selected.
Seven floors with over 13,500 m2 are available to tenants. In addition, there are two basement floors containing underground parking and a technical control center. The building automation was carried out completely by LOYTEC partner Otto Building Technologies GmbH. The plant automation was implemented via BACnet/IP and BACnet MS/TP, and included heating systems (district heating), ventilation systems, refrigeration systems, underground car park smoke extraction, and fire dampers.
At first, the building was prepared for the basic fit-out according to a detailed design. In a further step, the tenants' wishes will be taken into account and implemented in the tenant fit-out.
Room Automation via LOYTEC L-ROC Room Controller
Room automation was implemented with the innovative L-ROC Room Controller from LOYTEC. The L-ROC combines all trades and communication protocols in one controller for up to 16 segments, and also enables direct communication via BACnet/IP with the plant automation system.
Scope of Services Room Automation:
- Lighting system via DALI bus system and L-DALI Multi-sensors
- Shading via SMI bus system
- Room climate control via heated chilled ceilings using 6-way valves via Modbus control as well as dew point sensors
- Room control via L-STAT room control unit using Modbus
- Energy data acquisition via L-MBUS20
- Weather station (Thies) via Modbus, connected to the L-ROC Room Controller

Based on the segmentation, change requests can be adapted by the tenant directly and without any programming effort. In addition, the L-ROC Room Controller is an obvious choice with its variety of protocols, which cover all requirements regarding communication and expandability."

Thanks to L-ROC room automation from LOYTEC, the state-of-the-art office building "The Oval" offers an automation solution that delivers a high degree of flexibility as well as different comfort levels to building occupants. The building's outstanding digital infrastructure has already been awarded the WiredScore Platinum Certification and LEED Gold pre-certification is pending.
